Our Services include either just a ‘Find a Tenant Service’ or Full Management.
Our ‘Find a Tenant Service’ includes:
- Advertise the property to attract prospective tenants.
- Accompany viewings if required.
- Take references from Bank, Employer and Landlord (or equivalent).
- The tenants will pay first month’s rent in advance and one month’s rent as a deposit. This deposit will be held for the duration of the tenancy against any dilapidations or rent arrears.
- Charge the costs of drawing up the Agreement to the in-going tenant.
We maintain a flexible attitude, and are generally able to adapt our service to meet our client's individual circumstances and needs, for example by providing a part only service, or alternatively by taking on additional tasks and duties.
Our ‘Full Management Service’ includes:
All the above before the tenant moves into the property but once the tenant is in residence we continue to act on your behalf.
- We will collect the rent each month, deduct our commission and transfer the balance to your account. If the rent is paid by cheque we have to wait one week to clear the cheque before it is transferable. An account of rent paid, commissions and date the rent applies to is sent to the Landlord once a month.
- We will inspect the property within the first six weeks of the tenancy commencement date, and then on a six monthly basis to ensure the Agreement is being adhered to and the property is maintained in the same condition or better.
- We will deal with any problems after taking your instructions on the matter.
- Arrange and inspect any works done on the property and deduct the invoice from the balance of the rent before transferring to your account.
- We will inspect the property and notify all services, and discuss any dilapidations with the landlord before returning deposit to the tenant on termination of the tenancy.
